1. Square footage is taken from MLS.
2. 95% of single/multi family homes have a basement and/or crawlspace, so ensure you ‘add on’ Crawlspace and/or Basement charge ($50) to listed sqft price when quoting/scheduling – only some new/recent construction townhouses have no basement/crawlspace.
3. The ‘high rise condo’ price is $50 less than the ‘condo’ price to take into account the fact the Associations do not allow us access to roofs/in basements due to liability concerns.
4. Definition of ‘high rise’ is 10 or more floors.
5. Price calculated for square footage over 3999 is at $150 per 1000 sq.ft with no basement or crawlspace ‘add-on’.
6. A Pre-Listing Inspection is a full Home Inspection just initiated by the seller and, hence, is the same price as a Single & Multi Family Home Inspection.
